Our Story

SIRE stands for Secure Income Real Estate. Income accounts for 70%+ of the MSCI UK All Property Annual Index total return, since inception – so we think it makes sense to focus on secure income. Not all real estate income is created equal…seperating the “wheat from the chaff” has traditionally been the remit of large institutional investors – until now! Our goal is to democratise secure income real estate, giving access to HNW private investors.
 
When it comes to security of income from property, size matters! Bigger properties tend to deliver more secure streams of income. This is why we created our Single Asset Fund (SAF) series. SAF investment offers the closest alternative to direct property ownership of large properties (£3.0m+) for an attainable minimum investment amount (£100k+).
 
In our experience, HNW private investors want to know what they are investing in. The current available options: REITs, multi-asset / open-ended funds, all have “blind pool risk” – when you initially invest, you dont know what future properties will be acquired. This gives a fundamentally different experience to direct property ownership.
 
SAFs offer an alternative way to invest in something investors know and understand.

Patrick Ryan, Principal

Patrick Ryan is a Principal at SIRE Capital Partners and co-founded the firm. Patrick’s early career started in asset management with Goldman Sachs and Merrill Lynch. In 2004, Patrick co-founded a property focused private equity business based in London. This business focused on providing developers with mezzanine lending and equity finance for residential developments. Patrick spent the next 6 years involved in funding, appraising, and managing real estate transactions in the UK.

In 2010, Patrick then went on to use these skills in the dental property market where he headed up Dental Property Investments, a role he held for 5 years.

Patrick then broadened this focus and became Managing Director of SIRE Properties and headed up operations in the UK. During that time, he expanded the firm’s services to include brokerage and placement agency.

He now brings that growth ambition to SIRE Capital Partners.

Patrick has a Bachelor’s degree in History and Economics from the University of Otago.

Sam Faulkner, CFA, Principal

Sam Faulkner is a Principal at SIRE Capital Partners and co-founded the firm alongside Patrick Ryan. Sam has over 12 years of experience working in investment management and financial services. Prior to joining SIRE Capital Partners, Sam was a Global Portfolio Manager with CBRE Investment Management in London. While at CBRE IM Sam managed over USD 2bn of assets across several global separate account mandates. He was responsible for portfolio construction, performance, strategy, and management of real estate transactions.

Sam is originally from Auckland, New Zealand and began his career with the global multi-asset and investment consultancy firm Russell Investments. At Russell Sam worked in the fiduciary management team and researched major institutional NZ & Australian active equity fund managers.

Sam has a Bachelors degree in both Law (LLB) and Science (BSc, Applied Mathematics) from the University of Auckland. He is part-qualified as an Actuary, a registered Barrister and Solicitor of the High Court of New Zealand and a CFA® charterholder.

Martin Zdravkov, CFA
Senior Advisor

Martin is a seasoned real estate professional, passionate about building strategies that deliver excellent investment outcomes. During his 18 years in the investment industry, he has transacted on more than £2bn of deals, managed and restructured 5 separate funds (3 equity ones for each of DWS, LaSalle Investment Management, and Aviva Investors and 2 private credit ones for Aviva Investors), launched a pan-European comingled vehicle, and created UK and European real estate-backed propositions across the risk spectrum.

Martin has deep expertise in sourcing and structuring bespoke financing arrangements that deliver sought-after income with upside and growth potential. In expanding the real estate businesses at large investment management firms, Martin has excellent understanding of product subtleties that enhance real estate funds appeals for discerning international clients.
